Among domestic construction companies, GS Engineering & Construction (GS E&C)  has received the highest number of defect judgments in the last five years, with a total of 1,646 cases.

According to the Ministry of Land, Infrastructure and Transport on March 24, GS E&C had 3,284 defects reported to the Construction Dispute Mediation Committee (CDMC) from January 2019 to February 2024. The CDMC judged 50.1% of these as defects. Currently, 124 cases are still under review. Following GS E&C, Kyeryong Construction Industrial received the second-highest number of defect judgments with 533 cases, followed by Daebang Construction (513 cases), SM Line (413 cases), and Daemyung Construction (368 cases).

Over the last six months (September 2023 to February 2024), the construction company that received the most defect judgments was Daesong, with 246 out of 257 defect assessments submitted during this period being judged as defects. Hyundai Engineering (109 cases), GV Construction (85 cases), and Taeyoung E&C (76 cases) followed in terms of the number of defect judgments.

Over the past five years, the Ministry’s CDMC has reviewed 11,803 potential defects, with more than half, 6,483 cases, being judged as actual defects. The most commonly reported defects included functional failures (10.1%), cracks (9.1%), lifting and detachment (9.1%), condensation (7.5%), leaks (6.1%), contamination and discoloration (6.0%), with the category “other defects” (43.1%) including subsidence, noise, and odor.

Meanwhile, GS E&C was also responsible for the construction of an apartment complex in Incheon’s Geomdan area, where an underground parking lot collapse occurred last year. An investigation by the Ministry of Land, Infrastructure and Transport revealed that 19 out of 32 pillars in the apartment’s underground parking lot were missing reinforcement bars.
